When a crack calls for an engineer's opinion

The Brick Industry Association separates routine maintenance from structural distress. Its maintenance guidance names conditions it treats as structural and says they generally warrant investigation by a professional engineer, including these.

  • A crack wider than 0.075 inch, roughly 2 mm
  • A single crack crossing more than one brick
  • Cracking that zigzags in steps or runs on a diagonal
  • Spalling spread across a large area of brick
  • A section bowed or pushed out of line

The crown and the brick beneath it

The concrete or stone cap on top of a masonry chimney, usually called the crown, protects the top course. The Florida Building Code, Residential, calls for that cap to be sloped to shed water, to have a drip edge, and to have a caulked bond break around any flue liner.

A crown without a drip edge lets water run straight down the brick faces, and a crown cast tight against the liner can crack as the two move differently with heat. When masonry damage starts at the top, the crown is part of the diagnosis, and any crown work shows on your estimate as its own priced item.

Sealers after the masonry is repaired

A water repellent can help brick shed rain, but the type matters. Brick Industry Association maintenance guidance says only repellents that let water vapor escape, such as silanes and siloxanes, should be used on exterior brickwork, and that film-forming coatings should not be applied at all.

The same guidance warns that coatings are no substitute for flashing and other details that turn water away.
