Loose brick near the top of the stack

The courses just under the crown take the hardest weather on a chimney, and they tend to loosen before the rest. When a brick rocks under your hand, or mortar has washed out around the top rows, the masonry there no longer holds together as one piece.

Our masons take loose top courses down to firm masonry and relay them in fresh mortar, then renew the crown that sits on them. When the loose area runs deep enough that relaying no longer makes sense, we explain why a rebuild would serve you better. Sealers after the masonry is repaired

A water repellent can help brick shed rain, but the type matters. Brick Industry Association maintenance guidance says only repellents that let water vapor escape, such as silanes and siloxanes, should be used on exterior brickwork, and that film-forming coatings should not be applied at all.

The same guidance warns that coatings are no substitute for flashing and other details that turn water away. We finish the repair and fix the water path first, then tell you whether a breathable repellent is worth adding on your chimney. Waterproofing is priced on its own line, so it stays your choice and never hides inside the masonry price.

Keeping the chimney wall at its full thickness

Chimney walls, under Florida's residential code, must be 4 inches thick or more, nominal, whether built of solid units or of hollow units grouted full. That thickness is part of what keeps heat and flue gases contained inside the chimney.

A repair that shaves damaged brick back and plasters over it, or sets thin slices in place of whole units, leaves the wall thinner than it was built. Where brick is replaced, our masons set full units bedded in mortar so the wall keeps its original depth. The estimate tells you how many units are involved and where they sit.
