Repointing an affected area, not scattered joints

Picking out only the worst joints can leave the next weakest ones letting water in. Technical Note 46 notes that it may be difficult to tell which joints allow moisture through and advises repointing all the mortar joints in the affected wall area.

That does not mean the whole chimney every time. Our specialists define the affected area on each face, show you where it starts and stops, and price it that way. If a face is sound apart from a few joints, we say so and price the smaller repair.

Mortar joints that hold the flashing

Where a brick chimney meets the roof, the counterflashing is usually set into a mortar joint. BIA Technical Note 19B describes it inserted 3/4 to 1 inch into the joint and mortared solidly in place, lapping the base flashing below. When that joint erodes, the flashing can loosen and let water in behind it.

Repointing near the roofline therefore includes a close look at the flashing joints. If the metal is sound, the joint is repointed around it. If the flashing itself is bent, rusted or too short, we price flashing repair separately so you can see both lines.

Your roof and yard during the work

Cutting out mortar creates dust and a steady fall of grit. Before work starts, the roof around the chimney, the gutters, plantings and anything stored below are covered or moved, and windows near the chimney are kept closed while joints are cut.

When you book, mention any fragile roof coverings, solar panels, an air conditioning unit or a pool area near the chimney. Our family-owned crew plans access and protection around them, and the site is cleaned before we leave. Keep children and pets clear of the area below the chimney while we work.

Repointing is its own masonry skill

Technical Note 46 makes a point that surprises many homeowners: only qualified craftspeople with real repointing experience should do the work, and even an excellent mason may not be qualified to repoint. Cutting a clean joint and packing it in thin lifts is slower, finer work than laying new brick.
