Taking out damaged brick
A brick that is split through or has shed its face is cut out one unit at a time. The method set out in the brick industry's maintenance note is to break the damaged brick to free it, cut the old mortar away without harming the bricks around it, butter both the new unit and the opening, then point the joints around it once it is in place. The replacement is chosen by size, color and texture to blend with the old work.

How tall the chimney has to be
How far a masonry chimney must rise is fixed by Florida's residential code. Measured from the highest spot where it passes through the roof, the top has to reach 3 feet or more. It must also sit 2 feet or more above anything on the house closer than 10 feet. Those figures matter when the top is rebuilt, and when a newer addition or a reroof now stands close to an older chimney.

How much of the chimney has to come down
A chimney that has failed at the top does not always need rebuilding from the roof line. Where the brick below is sound, the damaged courses can be taken down to firm masonry and relaid, with a new crown on top. Where the damage runs deeper, or the stack has moved, a larger rebuild is the honest answer. What the brick shows decides the extent, whatever the age of the house.

Maintenance visits after the repair
