Chimney caps measured, fitted and checked
We explain what a new cap will do for your chimney, and what it will not, before any work starts.
Factory-built chimneys keep their listed cap
A metal factory-built chimney is sold and tested as a system, and its termination cap is one of the parts. The Florida Building Code requires factory-built chimneys to be listed, labeled, installed and terminated to the maker's instructions. A universal cap fastened over the pipe is a different part.
We read the label or the manual, identify the system and replace the cap with the part made for it. If the original maker's part is no longer sold, we explain the listed options before ordering anything for your chimney.
Fasten the cap for storm season
Hurricane season in the Atlantic lasts from June 1 through November 30, and wind from a passing storm pulls hardest at the edges of a cap lid. Loose bolts, cracked adhesive and screws set in soft mortar are what let a cap lift off.
We tighten and test every fastener, check the lid brackets and look for movement before we leave the roof. If you have an older cap you are unsure about, ask us to look at it at the start of the season instead of after the first storm.
What we look at on the roof
A cap inspection covers more than the cap. We measure every flue, check each tile for cracks and chips, look at the crown the cap sits on, note the flashing where the chimney meets the roof and look into the flue for nests and debris.
You get what we found in plain language, with a written price for the cap and a separate line for anything else that needs attention. The inspection is free, and nothing is ordered until you approve it.
When a home inspection flags the cap
A missing, rusted or loose cap is a frequent note on a home inspection report, often alongside comments about the crown or the flashing. Buyers and sellers usually want the item closed out quickly, with something in writing to show it was done.
Our visit covers the chimney top, confirms what the report describes and ends with a written price for the fix. After the work, you get a written description of what was installed, which you can pass along to the other side of the sale.
