Finding where sound masonry begins
A rebuild starts by deciding how far down the chimney has to come. Our masons take courses off from the top and check each one as it comes away, looking for mortar that still grips and brick that is still solid. The new work begins on the first course that is firmly bedded and square.
That point is often at or just below the roofline, but it depends entirely on the chimney. Stopping too high leaves weak masonry under new brick, and taking down more than needed adds cost for nothing. Your estimate names the expected stopping point and explains what would change it once the old brick is off.

A cap sized to the rebuilt flue
A rebuilt chimney is finished with a cap to keep out rain, animals and sparks. The Florida Building Code, Residential, requires a spark arrestor on a masonry chimney whose net free area is no less than four times the flue outlet's area, screen openings between 3/8 and 1/2 inch, and a screen or cap that comes off for cleaning.
A cap that is too small can choke the draft of a freshly rebuilt chimney, and one fixed in place makes every future cleaning harder. We size the cap to the finished flue and include it on the estimate as its own line.
The cap is fastened to the crown or the flue in a way that lets it come off for cleaning, and we show you how it attaches so future service is straightforward.
Records you keep after the rebuild
When the job is finished, you get a written record of what was rebuilt: where the new work starts, the materials used, the flue lining and the cap. Keep it with your house papers.
That record helps with future inspections, a home sale or later work on the roof, because the next person can see what was done and when. It also sets out what our workmanship warranty covers, so you know exactly what we stand behind. If anything changes on the rebuilt chimney later, call us with the details and we will come and look.
The record also notes the date the fireplace was cleared for use again, which is useful if the chimney is looked at later by a home inspector or another contractor.
