Chimneys wear out in three broad ways. Water soaks the masonry and rusts the metal at the top. Heat from fires cracks clay flue tile and wears out the joints in the firebox. Movement, from settling or a heavy impact, opens cracks that let the other two work faster. A repair that answers only one of them can leave the chimney failing in the same place.

How tall the chimney has to be

How far a masonry chimney must rise is fixed by Florida's residential code. Measured from the highest spot where it passes through the roof, the top has to reach 3 feet or more. It must also sit 2 feet or more above anything on the house closer than 10 feet. Those figures matter when the top is rebuilt, and when a newer addition or a reroof now stands close to an older chimney.

A written record of what was done
