Where the code lets a damper sit
Section R1001.7.1 of the Florida Building Code, Residential says masonry fireplaces shall be equipped with a ferrous metal damper, and that dampers shall be installed in the fireplace or the chimney venting the fireplace and be operable from the room containing the fireplace.
A top sealing damper closes the chimney itself, and the cable and handle inside the firebox keep it operable from the room. Our installers mount the bracket where you can reach it easily in your Lake Charm fireplace. The product's own instructions and the fireplace in front of us decide the rest.
Factory-built chimneys and top dampers
A factory-built fireplace and its chimney are tested and listed together, and the parts at the top belong to that listing. Section R1005.2 of Florida's residential code bars decorative shrouds from factory-built chimneys unless the shroud carries a listing and label for that exact chimney system.
We apply the same caution to anything else added at the top. If your Lake Charm home has a factory-built fireplace, our team checks the maker's documentation for approved top dampers before recommending one, and if none is approved, we say so and suggest another route.
Servicing an existing top damper
Top dampers have parts that wear. Gaskets harden or tear, cables fray or stretch, springs weaken, and a lid can bend in a storm or when someone forces the handle. The damper may then leave a gap, refuse to open fully or stay shut.

Top dampers and storm season
The chimney top takes the full force of any wind, and the Atlantic hurricane season brings plenty of it from June 1 to November 30. A top damper's hold on the flue depends on the adhesive and the surface beneath it, which is why a sound flue top and a full set time matter.
After a storm passes over your Lake Charm home, look up at the chimney from the ground. A lid standing at an odd angle or a cable that suddenly feels loose is a reason to leave the fireplace unused and have our team check the damper.
