Accessible attic and crawl space sections
Where the chimney passes through an attic or crawl space that can be entered safely, that section shows things no other view can. Clearance to framing, stains on nearby wood and the condition of the chimney walls are all visible there.
We only inspect areas we can reach without removing permanent finishes. If a section is closed in, the findings say so, and we explain whether opening it would answer a real question. Stains found in the attic are compared with the roof junction above them, which often narrows where water is entering.
Checks after roof work
Roofers remove and replace the flashing around the chimney during a reroof. The new base flashing and the counterflashing above it need to overlap correctly, and the masonry joints that hold the counterflashing need to be sound.
From the roof, the finished joint is examined for sealant used in place of metal, and any damage to the brick or crown from the work is noted. Clear findings help you settle any issue with the roofer while the job is recent. Where the chimney itself needs work, it is priced separately from anything the roofer should correct.
Getting the house ready for the visit
Keep the fireplace unused for a day before the visit so the firebox is cool. Clear a path to the fireplace and move anything fragile from the mantel and hearth.
If you have the owner's manual, earlier reports or receipts for chimney work, set them out. Tell us about locked gates, pets and roof access when you book. There is no need to take anything apart or to clean the fireplace first, since the ash and deposits help show how it has been used.
Siding and trim on a framed chase
A framed chase is part of the house wall as much as part of the chimney. Gaps in the siding, open trim joints and failed sealant around the chase can let rain into the framing around the metal chimney.
We look for soft or stained siding, swollen trim and water marks inside the chase where it can be seen. Damage to the chase framing is noted with the work it would need, and siding repairs outside our scope are named so the right trade can handle them.
