The flue liner inside the chimney
Masonry chimneys must be lined under Florida's residential code, with a liner suited to the appliance it serves. Clay tile can crack after a hot fire or years of use, and gaps between sections let heat and exhaust reach the brick. One liner maker's instructions call for the chimney to be checked for soundness and cleaned, smoke chamber included, before its liner goes in.

Chimneys finished in stucco
A stucco finish covers the masonry, which also means it can hide what is happening underneath. Fine cracks at the top of a stuccoed chimney, or where it meets the roof, can admit rain behind the coat, and a patch over wet material soon fails again. We sound the finish for hollow areas and look for staining before choosing between a surface repair and opening the coat to reach the damage.

Cracks that point to movement
Some cracks are about more than weather. The Brick Industry Association treats cracks that pass through several bricks, cracks that step or run diagonally, and masonry that has moved out of line as signs of a structural issue, which generally call for a professional engineer's investigation.
