When a crack calls for an engineer's opinion

The Brick Industry Association separates routine maintenance from structural distress. Its maintenance guidance names conditions it treats as structural and says they generally warrant investigation by a professional engineer, including these.

If our crew sees any of them, you hear about it before a repair price is written. Filling a crack that movement caused tends to reopen, so the cause is settled first and the masonry repair follows.

  • A crack wider than 0.075 inch, roughly 2 mm
  • A single crack crossing more than one brick
  • Cracking that zigzags in steps or runs on a diagonal
  • Spalling spread across a large area of brick
  • A section bowed or pushed out of line

Hairline cracks in mortar joints

Not every crack needs cutting out. For fine hairline cracks in otherwise sound mortar, the Brick Industry Association describes face grouting, where a fluid grout is worked into the crack to seal it against water.

There is a visible trade-off. Grouted joints look slightly wider and smoother because the sand in the mortar no longer shows. We point that out before recommending it, and where the joints are worn deeper than a hairline, we price proper joint repair instead. Either way you choose with the difference explained, and the inspection that finds it costs nothing.

Protecting fresh masonry while it cures

New mortar needs time and protection. Brick industry guidance calls for covering the tops of walls and any open work with a waterproof cover at the end of each workday and during stoppages, so rain does not wash out fresh joints before they set.

Replaced masonry also needs several days of curing before it carries load, so a larger repair may be planned across more than one visit.
