A water repellent can help brick shed rain, but the type matters. Brick Industry Association maintenance guidance says only repellents that let water vapor escape, such as silanes and siloxanes, should be used on exterior brickwork, and that film-forming coatings should not be applied at all.
The same guidance warns that coatings are no substitute for flashing and other details that turn water away. We finish the repair and fix the water path first, then tell you whether a breathable repellent is worth adding on your chimney. Waterproofing is priced on its own line, so it stays your choice and never hides inside the masonry price.
Vines and plant growth on chimney brick
Ivy and similar plants can push fine shoots into small voids in the mortar and hold moisture there. The Brick Industry Association recommends cutting the vines away from the wall instead of pulling them off, since pulling can tear at the brickwork and loosen weak joints.
The cut shoots are left to dry and darken, then brushed off with a stiff fiber brush and detergent, without acids or harsh chemicals. Joints that crack or loosen once the plant is gone are repaired afterward. Tell us about any growth when you book so the visit allows time for it and the estimate covers it.
Checking your chimney between visits
The Brick Industry Association suggests inspecting brick masonry periodically, preferably each season, using binoculars or a nearby roof area to see high brickwork up close. It also notes that chimneys, sills and copings face harsher exposure and may need repairs sooner than the walls below them.
From the ground you can watch for new cracks, missing mortar, white staining and brick faces that have flaked away. Indoors, look for stains on the ceiling or wall beside the chimney. If anything changes, call us with what you noticed and when. A follow-up inspection is free, and it often catches a problem while it is still small.
