Crown cracks and their repair

The crown should slope water away from the flue and past the edge of the brick. Hairline cracks in an otherwise sound crown can be sealed with a crown coating made for the purpose, applied to the maker's instructions.

A crown that is broken through, crumbling or flat enough to hold water needs rebuilding. The new crown is formed to slope, with a drip edge that throws water clear of the chimney faces, as the Florida Building Code describes. We explain which repair the crack pattern supports and price it before any work begins.

Rain or condensation

Burning a fuel produces water vapor along with other gases. In a flue that is too large or too cold for the appliance it serves, the vapor can condense on the cold flue walls and trickle down inside the chimney.

The timing tells the two apart. Rain leaks follow storms, while condensation follows use of the appliance, sometimes on dry days. If the evidence points to condensation, sealing the outside of the chimney will not help, and a correctly sized liner becomes part of the conversation.

Sloped shoulders on the chimney

Where a brick chimney steps in, its sloped shoulders catch rain on each step. The Brick Industry Association recommends a setting bed and solid brick or pavers for these racked areas, with each step finished to shed water.

Open joints or cracked washes on the shoulders let water into the chimney below the roof line, where it is easy to miss. We inspect and repair these areas as part of the leak work when they show damage, and they are listed on their own line.
