Caps sized to the flue
A cap stops rain from dropping straight into the flue and closes the top to birds and animals. The state's residential code says a rain cap on a masonry chimney must leave a net free area no smaller than four times the flue outlet's own, so smoke still leaves freely. Each cap we fit is measured to its own flue and fastened to hold in strong wind.
Replacing a rusted or missing cap is often a short job, and in Oviedo it appears as a separate item on the estimate, with no hidden fees.
Rust on the damper plate
A masonry fireplace has a metal damper above the opening, and the residential code requires it to be operable from the room. Water coming down an uncapped flue rusts the plate and its frame until it sticks open, sticks shut or no longer closes tight. When the chimney top has been letting rain in, the damper is one of the first parts we check below it.

Working alongside your roofer
Chimney work and roof work meet at the flashing, so timing matters. If a roof replacement is planned, repairing the chimney first lets the roofer flash against finished masonry. If the roof is already new, we protect it while we work and reset the flashing with care. Either way, the boundary between our work and the roofer's is written down before anyone starts.

Stains and damage inside the house
When water has been getting in, it often leaves marks indoors, on the ceiling beside the chimney, the wall around the fireplace or the hearth floor. Stopping the water is chimney work. Repairing drywall, paint or flooring is usually a job for another trade once the area has dried, and we say so rather than folding it quietly into the chimney price.
