The details of a new chase cover in Oviedo
The raised collar around the pipe opening
Where the chimney pipe passes through the cover, the hole is the most exposed point on the whole top. In the Majestic manual, that opening gets a collar, 2 inches tall, soldered, welded or spun so there is no open seam. Rain running across the cover meets the collar and flows around it.
An old cover with a short, cracked or loosely riveted collar can let water drop straight into the enclosure beside the pipe. Our pros check the collar height and joints on your current top and build the new collar to the height your system's instructions require.
Decorative shrouds and what the code allows
Some homeowners ask for a decorative shroud on top of the chase while the cover is being replaced. Under the Florida Building Code, a shroud can go on top of a factory-built chimney only if it is listed and labeled for that exact chimney system.
If a listed shroud exists for the pipe on your roof, we can discuss it and price it. If none exists, we explain why an unlisted shroud cannot go on, and fit the new cover with the correct cap instead. Our specialists will never add a shroud to make a chase look finished when it carries no listing for that pipe.
A look inside the chase while the top is open
With the cover off, the top of the chase is open for a short time, and it is worth looking down. The Majestic manual requires 2 inches of clearance between the chimney and combustibles or building insulation, and nothing should be packed against the pipe.
We note what is visible from the top, such as loose insulation, nesting material or debris near the pipe. Anything that needs framing work or a separate repair goes on the estimate as its own line, so you decide on it with full information. It is a short look, and it often tells us more about how long the old cover leaked than anything visible from the ground.
When the old cover leaks before the new one is ready
A replacement cover is fabricated after measuring, so there can be a short wait between the free inspection and installation. If water is getting in during that time, leave the fireplace unused and watch the ceiling and walls near the chase.
Please do not tape, tarp or seal around an operating chimney pipe yourself. If a temporary measure makes sense on your Oviedo home, our team fits it, tells you it is temporary and removes it when the permanent cover goes on. Tell us if you had planned to use the fireplace soon, and we factor that into scheduling the installation.
