Chimney height against the roof
How high a chimney has to stand is written into the Florida Building Code. The top needs 3 feet of clearance over its own roof penetration, and it must also sit 2 feet above anything on the building that is within 10 feet. A chimney that falls short can struggle to draw.
An addition, a new roof line or a second story built nearby can change how an existing chimney relates to the roof around it. We point out any shortfall we observe and explain what an extension or another fix would involve. Height is one factor among several in how a fireplace draws, so it is never presented as the only answer to a smoke problem.
Each flue and the appliance it serves
A chimney with more than one flue can serve a fireplace, a furnace, a water heater or an opening that is no longer used. Each flue is inspected for the appliance it serves, since each has different requirements.
We confirm which flue belongs to which appliance where that can be traced and note any flue that is no longer connected. An unused flue still needs a cap or a closure to keep out rain and animals. When one flue has been left serving a smaller appliance on its own, we explain whether its size still suits that appliance.
Inspection, cleaning and repair are separate
An inspection finds and explains conditions. A sweep removes deposits, and a repair changes damaged material. The three can happen on the same day, but they are different jobs with different prices.
The inspection is free. If a sweep or a repair is recommended, it appears in a written estimate on its own line, with the reason it is recommended. Nothing proceeds until you approve it, and you are welcome to take time to decide. If you do go ahead in the 72-hour window after the inspection, the work is 10% off.
Inspections tied to a closing date
Real estate chimney inspections often run on a tight schedule. Tell us the contract dates when you call, along with who will give access to the house.
The findings describe the chimney as it is on the day of the visit. They are not a guarantee about the sale, and they do not replace the other inspections a purchase may involve. Any recommended repair is priced in writing, line by line, so buyer and seller can discuss it with the same information in front of them.
