Opening the chase to see the damage
Some damage can only be judged once the siding or stucco comes off. We open the chase starting where the signs are strongest and work outward until we reach sound, dry framing. Stucco is cut along clean lines and siding comes off in whole pieces where possible, so the finish can go back neatly.
You know the plan before we start, including how far we expect to go. If the damage runs further than the estimate allowed, we stop, show you what we found and price the added work before continuing. Nothing is closed up over wet or rotted wood.
Firestops and shields inside the chase
Where a factory-built chimney passes through floors, ceilings or an attic, its maker usually requires firestop parts or shields. The DuraTech manual requires a firestop radiation shield at each floor penetration above the support in multistory installations, and an attic insulation shield where an unenclosed chimney passes into an unoccupied space.
Chase repairs often expose these parts. We check that they are present and undamaged, and if one is missing or rusted, we explain what the chimney maker specifies before the wall is closed again.
The storm collar at the pipe
A storm collar rings the pipe just above the chase top and throws water off the opening around it. For its system, the DuraTech manual wants a one-inch gap below the collar, above the chase top flashing, and six inches or more between the underside of the chimney cap and the chase top.
A collar that has slipped, cracked its sealant or been caulked solid to the pipe can let water run straight down inside the chase. We check its position and seal against the chimney's manual and correct it as part of the repair.
Checking the chimney pipe while the chase is open
An open chase is a good chance to look at the chimney pipe itself. Rust, dents, separated joints and damaged support parts can all show up once the siding is off.
Damaged sections are replaced only with parts listed for that chimney. The DuraTech manual, for example, requires authorized parts only, forbids mixing parts from other products and says damaged or modified parts must not be installed. We tell you what we find and price it on its own line.
