Why masonry chimneys are lined
Masonry chimneys must be lined under the Florida Building Code, and the lining must suit the appliance it serves under that appliance's listing and instructions. The lining keeps heat, exhaust and condensation inside the flue and away from the brick and mortar.
Clay tile, listed metal liner systems and certain factory-built units are among the lining options the code recognizes. We explain which option applies to your chimney and why, rather than treating every flue as a candidate for the same product. The match between lining and appliance is the first thing we confirm, because every other part of the plan depends on it.
Listed liner systems
Metal chimney liner systems are tested and listed to UL 1777, the safety standard for chimney liners. A listed system is a set of parts, including the liner, its connectors, the top plate and the cap, tested to work together.
We install listed systems according to their instructions and do not mix parts from different makers. The system details are written into the estimate and left with you after installation, so any future work can follow the same listing. Keeping the listing intact also matters when a part needs replacing later, since a substitute from another system may not carry the same listing.
Keeping the liner record
After relining, you receive the system name, the liner size and material, and the parts installed at the top and bottom. Keep this information with the appliance manual.
If the appliance is replaced later, that record lets the next inspection check quickly whether the liner suits the new model. It also helps any future repair use parts from the same listed system. The same record answers questions from a buyer or a home inspector if the house is sold.
What the relining estimate lists
A relining estimate names the liner system, its size and material, the insulation, the top plate and cap, the bottom connection and any preparation such as cleaning or tile removal.
