Chase covers that hold water

A metal chase cover on a factory-built chimney should shed water off its edges. When it sags or was installed flat, water sits in the middle and rusts through the metal.

One manufacturer's instructions ask for a chase top that falls away from the pipe opening so water drains off. We replace rusted or flat covers with ones shaped to shed water, sized to the chase and fitted with a collar. The replacement is measured on site, so the new cover fits the chase rather than a standard size.

A temporary cover until repair day

When a crown is broken or a cap is missing and the permanent repair cannot start at once, a temporary cover over the flue top can stop the water in the meantime.

The cover is fastened to hold in wind and comes off cleanly when the permanent repair begins. The fireplace stays out of use while it is on, because it closes the flue. It is priced as its own item, separate from the repair, and our 24/7 line can help arrange it when water is coming in.

Ceilings, walls and interior finishes

Stopping the water does not restore stained paint, soft drywall or damaged flooring near the fireplace. Those finishes need to dry and may need replacement by the right trade.

You hear what we see inside and whether the material still feels wet. Interior repairs are included only when they are written into the estimate, so there is no confusion about who handles what. Waiting for the finish to dry before repainting keeps the old stain from bleeding through.

Flashing on tile roofs

Tile roofs of concrete or clay need flashing and counterflashing shaped to the tile, following the roof maker's details and the building code. The metal has to carry water over and around the tile profile.

When the flashing on a tile roof fails, water can run under several courses before it appears inside. We plan the flashing repair around the tile so pieces are lifted and reset with care, and we note any cracked tiles that need replacing so the roof around the chimney is left sound.
