Finding the cause before choosing a repair
What you see on a chimney is often the result rather than the cause. Brick that flakes near the top may trace back to a crown that sheds water onto it, and a stain inside can start at flashing several feet away. The Brick Industry Association advises finding where moisture comes from before repairing masonry, then correcting both the cause and the damage it left.
Every chimney in Astor Farms gets that same order, from the free inspection through to a written estimate naming the cause beside each repair.
Firebrick and joints inside the firebox
The firebox takes direct heat, so it is built differently from the rest of the chimney. Under the state building code, firebrick goes in with medium-duty refractory mortar, and the joints between firebricks are limited to 1/4 inch. Open joints, loose firebrick and cracks running through the brick let heat get at the masonry behind. Failed firebrick is replaced and joints are rebuilt to that standard.

How tall the chimney has to be
How far a masonry chimney must rise is fixed by Florida's residential code. Measured from the highest spot where it passes through the roof, the top has to reach 3 feet or more. It must also sit 2 feet or more above anything on the house closer than 10 feet. Those figures matter when the top is rebuilt, and when a newer addition or a reroof now stands close to an older chimney.

Working alongside your roofer
Chimney work and roof work meet at the flashing, so timing matters. If a roof replacement is planned, repairing the chimney first lets the roofer flash against finished masonry. If the roof is already new, we protect it while we work and reset the flashing with care. Either way, the boundary between our work and the roofer's is written down before anyone starts.
