Enough flue liner above the crown
A liner that stands proud of the crown keeps water on the crown from spilling into the flue and gives a cap something to grip. Brick Industry Association guidance sets that projection at two inches or more above the finished crown.
Some crowns were poured up around the liner until it almost disappeared. When we rebuild a crown like that, we set the new surface to leave proper liner projection. If a liner is cracked at the top, we show you and price that repair separately.
Crown coatings on a sound crown
A brushable crown coating forms a flexible waterproof skin over a crown that is still solid. The data sheet for one widely sold product, SaverSystems All Weather CrownCoat, requires a surface that is structurally sound, clean and dry, and the coating is brushed on thick enough to fill voids and small cracks.
On a solid crown with fine cracks, that skin is an economical fix. On a crown that is loose, crumbling or flat, it is money spent on a surface that will fail under it. We say plainly which crown you have and quote a coating only when it can do its job.
Removing and refitting a cap during crown work
A crown-mounted cap or a bolt-on cap often has to come off before the crown can be repaired. Some come off cleanly and can go back on. Others are rusted, bent or fastened with screws that will not hold in the new surface.
Before the work, you find out whether the existing cap can be reused. If it cannot, the replacement is priced on its own line, and the new crown is shaped so a crown-mounted cap will seat flat with its fasteners well back from the edge.
Keeping the chimney's height when rebuilding
Rebuilding the top must leave the chimney tall enough. The Florida Building Code measures that two ways, 3 feet or more above the highest point where the chimney leaves the roof, and 2 feet or more above anything on the building within 10 feet of it.
When a crown is removed and replaced, we keep the finished height and the liner projection where they belong. If the chimney was already short before the work, we tell you and explain what raising it would involve before anything is decided.
