How tall the chimney has to be
How far a masonry chimney must rise is fixed by Florida's residential code. Measured from the highest spot where it passes through the roof, the top has to reach 3 feet or more. It must also sit 2 feet or more above anything on the house closer than 10 feet. Those figures matter when the top is rebuilt, and when a newer addition or a reroof now stands close to an older chimney.

After a chimney fire
If you hear a roaring sound in the flue or see flames at the top, get everyone out of the house before anything else, and phone 911 once you are outdoors. When the firefighters have gone, leave the fireplace unused. NFPA 211 expects a more thorough inspection after a chimney fire, or after anything else that has probably harmed the chimney, because heat can crack flue tile and loosen joints where nobody can see them.

Water testing, only when it helps
A water test is not part of every job. When the evidence already shows where rain gets in, testing adds nothing. When two or three paths are possible, running a hose over one area at a time, with someone watching inside, can separate them. The result then decides which repair goes on the estimate, and a test that shows nothing is reported as exactly that.

Where sealant belongs in a repair
Some joints on a chimney do call for sealant, such as the bond break around the flue liner at the crown and the seams of the flashing. For those joints, the Brick Industry Association recommends a quality polysulfide, butyl or silicone rubber sealant and rules out oil-based ones. It also notes that caulk is often used to cover poor workmanship. A bead of sealant over a broken crown or loose flashing is not a repair of either.
