Leak repair details for chimneys in Sanford

Controlled water testing
When inspection alone cannot separate the possible paths, a controlled water test can. Water is applied to one area at a time, starting low and working upward, while someone watches inside for the first sign of moisture.
Testing one area before the next keeps the result readable. A broad soaking of the whole chimney only proves that water gets in somewhere. We explain in advance what each test can show, how long it will take and how the room will be protected while it runs. A test that shows nothing is reported as exactly that, with its limits.
The storm collar around the pipe
On a metal chimney, the pipe rises through a hole in the chase cover, and a storm collar clamped around the pipe above that hole throws rain outward. If it slips or its seal fails, water runs down the outside of the pipe into the chase.
Chimney makers' instructions describe how the collar is fitted and sealed against the pipe. We reset or replace the collar to those instructions without sealing the openings the system needs for ventilation. It is a small part, and it is often the whole answer to a leak on a metal chimney.
Damage the leak has already done
Water that has been entering for a while leaves damage of its own. Damper plates rust, firebox mortar softens and the smoke chamber surface begins to crumble.
Once the entry point is fixed, we check these parts and tell you which ones still work and which need repair. They are listed separately in the estimate, so you can see what the leak has cost inside the chimney and decide what to repair now and what to plan for.
Sloped shoulders on the chimney
Where a brick chimney steps in, its sloped shoulders catch rain on each step. The Brick Industry Association recommends a setting bed and solid brick or pavers for these racked areas, with each step finished to shed water.
Open joints or cracked washes on the shoulders let water into the chimney below the roof line, where it is easy to miss. We inspect and repair these areas as part of the leak work when they show damage, and they are listed on their own line.
