What a gas log set will and will not do for your fireplace, explained before any work starts.
Factory-built fireplaces need a listing check
Metal factory-built fireplaces follow their own listing. Florida's residential code keeps unvented gas log heaters out of factory-built fireplaces unless the fireplace system itself has been tested, listed and labeled for one. The fireplace's own manual often names the gas appliances it accepts.
The fireplace label and its manual are read before any set is quoted for a factory-built unit. If the listing does not allow the set you want, we explain what it does allow. Identifying the fireplace also tells us which damper, screen and doors it came with, and whether a vented set would change how any of them are used. Nothing is ordered until that check is done.
Propane supply rules for a log set
Propane sets carry strict supply rules. One maker's manual requires the propane source to be regulated, located outside and hard-piped into the fireplace, and forbids a rubber hose or flexible connector run into the fireplace, a tank or cylinder inside the home and any connection to an unregulated tank.
The tank, the regulator and the line to the fireplace belong to the propane supplier or a gas contractor. We check what is there, name anything missing in the quote and fit the set once the supply meets the manual. Where a propane line already reaches the fireplace, we check its connection and regulator arrangement against the manual before quoting a set for it.
Odors and a vent-free set
Vent-free sets react to what is in the air around them. One maker warns that candles, air fresheners and sprays near the fireplace create objectionable odors once the burner runs. Pet hair and lint can also build up on the burner and affect how it smells and burns. New sets also give off a manufacturing smell during their break-in period, which fades as the oils burn off.
A smell of gas is different, and it is not something to troubleshoot. Get everyone outside, phone the gas utility or 911 from there, and stay out until they say it is safe.
Sunken floors and lips at the opening
The shape of the firebox floor matters. One maker's manual says a sunken fireplace floor has to be raised with noncombustible material so the controls can be reached and air can reach the burner, and it rules out fireplaces where the lip or recess at the front is deeper than its limit.
We check the floor level and the front lip during the inspection. If the floor needs raising, we explain the work and price it before the set is ordered. Raising a floor uses noncombustible material only, laid so the burner sits level and the controls stay easy to reach for lighting and service.
