What a chimney cap is there to do
A chimney cap sits on top of the flue and does several jobs at once. Its lid turns rain away from the opening, its sides keep leaves and nesting material out, and its screen stops animals from climbing in. On a wood-burning fireplace, the same screen can catch embers before they reach the roof.
None of those jobs should block the exhaust. A cap that restricts the opening can slow the draft and send smoke back toward the fireplace. We choose each cap with both halves in mind, what it keeps out and what it has to let through.
Decorative shrouds on metal chimneys
A decorative shroud can make a chase top look finished, but it also changes how heat and exhaust behave around a metal chimney. Under the Florida Building Code, a shroud may sit at the top of a factory-built chimney only when it carries a listing and label for use with that exact chimney system and goes on per its maker's directions.
If you want a shroud, we check whether one is listed for your system before quoting it. If an existing shroud has no listing for the chimney beneath it, we explain the concern and the options in writing.
Repair a cap only when the parts are sound
Some caps can be put right with new bolts, a straightened lid bracket or a replacement screen. That works when the frame is square, the metal is solid and the cap still fits the tile.
When the metal is perforated, the mesh has rusted through or the frame is twisted, a repair only delays the next failure. We tell you which case you have, and if a repair is realistic we price it alongside a replacement so you can choose between them.
What we look at on the roof
A cap inspection covers more than the cap. We measure every flue, check each tile for cracks and chips, look at the crown the cap sits on, note the flashing where the chimney meets the roof and look into the flue for nests and debris.
You get what we found in plain language, with a written price for the cap and a separate line for anything else that needs attention. The inspection is free, and nothing is ordered until you approve it.
