Flue tile, joint and liner repair in Crystal Point
What the flue has to contain
The flue is the passage that carries smoke and combustion gases from the fireplace or appliance out above the roof. Under section R1003.11 of Florida's residential code, every masonry chimney needs a lining, and that lining has to suit the appliance it serves. A cracked or gapped lining lets heat and gases reach the masonry around it instead of staying in the passage.

Replacing the top tile
The top flue tile is the one most exposed to weather. In the Brick Industry Association's chimney guidance, the flue liner rises no less than 2 inches above the cap, and the joint between the two is primed, backed and sealed. A cracked top tile or a failed seal there lets water straight into the chimney.

The seal where the tile meets the cap
Under section R1003.9.1 of the Florida code, a masonry chimney cap needs a drip edge plus a caulked bond break between it and any flue liner. The bond break keeps the cap from locking onto the tile, so each can move with temperature without cracking the other. When the cap is poured tight against the tile, that freedom is lost.

Cracks from a chimney that has moved
Chimneys can settle or lean slightly as the ground and structure beneath them move. Flue tiles are rigid, so a small movement can crack them across or open the joints on one side. Cracks that line up with outside cracks in the brick often point to movement rather than heat.
