Clay tile or a listed metal liner
A rebuild opens a decision about the flue. Reset clay tile suits many masonry fireplaces, while a lining system listed to UL 1777, such as a stainless liner, is another option the Florida Building Code, Residential, accepts.
The right choice depends on what burns below, the size and shape of the flue and how much of the old lining is sound. We explain the options for your chimney and price them separately, so the masonry rebuild and the lining decision can each be judged on their own. If the fireplace or stove is changing too, tell us early, since the liner has to suit the appliance it serves.
Whichever lining you choose, it is carried up through the rebuilt courses and finished at the top so the crown, the liner and the cap work together as one detail.
Stepped-out brick and corbel limits
Many chimneys step outward where they change size, a detail called corbeling. The Florida Building Code, Residential, sets limits on it. Corbeling from a wall or foundation may not exceed half the chimney wall's thickness, and a wall thinner than 12 inches can carry a corbeled chimney only when the chimney projects equally on both sides.
When a rebuild reaches a corbeled section, the new courses have to follow those limits even if the old work did not. We check the existing steps before planning the rebuild and explain any change to the chimney's shape that the code requires, before any brick is ordered.
Corbeled steps are also places where water sits on the top of each ledge, so we check those ledges for washed-out mortar and plan a properly shaped wash or tooled joint on each one.
Access, debris and protecting the house
Taking a chimney down creates heavy debris. We plan a safe route to the roof, protect the roofing around the chimney and keep broken brick contained so it does not slide down the roof or into the gutters.
Tell us about anything fragile below the chimney, from plants and patio furniture to a skylight, when we visit. Debris leaves the property as the work goes, and at the end we walk the roof line and yard with you. Where a rebuild needs scaffolding or a lift, it is shown on the estimate so the price holds no surprises.
We also keep the fireplace opening sealed from the inside during teardown, so dust and mortar grit that fall down the flue stay out of the room.
