Step, apron and counter flashing work in Chuluota
Flashing on concrete and clay tile roofs
Tile roofs sit higher off the deck and shed water in channels, so chimney flashing there follows its own details. Section R905.3.8 of the Florida residential code requires flashing and counterflashing where tile meets a vertical surface, installed to the tile manufacturer's instructions and the FRSA/TRI installation manual.

Cutting a reglet for the counter flashing
On an existing brick chimney, counter flashing is commonly let into a slot cut along a mortar joint, called a reglet. The top edge of the metal is bent into the slot, secured and sealed, so the brick above overhangs the joint and sheds water past it. A strip glued flat to the brick face has no such protection.

Metal thickness the code sets
Florida's residential code requires flashing at wall and roof intersections and around roof openings, in section R903.2.1, and Table R903.2.1 sets minimum thicknesses for each flashing metal, from copper and aluminum to stainless and galvanized steel. Thin, soft offcuts bent by hand may not meet it.

What the attic shows
If there is attic access near the chimney, it is one of the most useful places to look. Darkened roof decking, stained rafters or wet insulation beside the chimney show where water has been getting past the flashing and how far it has spread. Dry wood there after heavy rain is useful evidence too.

A chimney chase built from framing and siding around a metal flue has flashing too, where the chase meets the roof.
