The chimney that belongs to the fireplace
Factory-built chimneys for wood-burning fireplaces are Type HT chimneys tested to UL 103, and the code requires the listing, the label, the installation and the termination to follow the maker's instructions. The chimney is part of the fireplace system, never an accessory chosen separately. A chimney listed for a different fireplace, or a lighter vent pipe made for other appliances, does not belong on a wood-burning unit even when the diameter matches.

Firestops at every ceiling and floor
Wherever a factory-built chimney passes through a ceiling or a floor, the manuals we follow call for a firestop spacer. The firestop holds the chimney at its listed clearance and closes the opening between one space and the next.
We install the firestop the chimney maker lists at every penetration and confirm the gap around the pipe before the ceiling is closed. Each one appears in the estimate, so the route is fully accounted for. In a two-story house the chimney may pass through several of them, and each one is checked before the ceiling below is finished.
Decorative tops that are listed
A decorative shroud can dress up the top of a factory-built chimney. Florida's building code permits one only if it is listed for the particular chimney system it sits on.
We fit only the terminations and shrouds the chimney maker lists for the system. If you like a look that is not listed, we show you the listed options that come closest. We show you the listed tops for your system side by side, so the choice is about appearance and nothing else. The top we fit is recorded with the rest of the chimney parts.
The footing under a masonry fireplace
A masonry fireplace is heavy and needs its own foundation. Florida's building code sets that footing at 12 inches thick or more, projecting at least 6 inches past the fireplace on every side.
We plan the footing with the fireplace and include the excavation and concrete in the estimate. The footing is inspected before the masonry rises, as the approval process requires. Soil, drainage and the house foundation beside it all affect how the footing is dug and formed, and we explain each factor before work begins.
