From the cap to the firebox
Any open chimney is covered before we leave for the day, and the debris is hauled away when we finish.
How the chimney is checked, top to bottom
The visit begins up top with the cap and crown, works down the outside faces to the roof line and the flashing, then goes inside to the firebox, the damper and as far up the flue as a light will reach. Attic framing beside the chimney is checked where it can be reached safely. Each finding is noted with its location and how certain we are about it.
You receive those findings in plain language after the free inspection in Cameron City, and whether to book anything is entirely your call.
How much of the chimney has to come down
A chimney that has failed at the top does not always need rebuilding from the roof line. Where the brick below is sound, the damaged courses can be taken down to firm masonry and relaid, with a new crown on top. Where the damage runs deeper, or the stack has moved, a larger rebuild is the honest answer. What the brick shows decides the extent, whatever the age of the house.

What the written estimate shows

Where sealant belongs in a repair
Some joints on a chimney do call for sealant, such as the bond break around the flue liner at the crown and the seams of the flashing. For those joints, the Brick Industry Association recommends a quality polysulfide, butyl or silicone rubber sealant and rules out oil-based ones. It also notes that caulk is often used to cover poor workmanship. A bead of sealant over a broken crown or loose flashing is not a repair of either.
