Useful to know before you approve a rebuild on your Winter Springs home.
Rebuilding the part above the roof
The section of chimney above the roof takes weather from every side and is usually the first part to need rebuilding. Loose top courses, cracked crowns and flashing that no longer seals tend to show up together on that exposed stretch.
Rebuilding above the roofline means taking that section down to sound masonry, relaying it with new brick and mortar, casting a new crown and tying the roof flashing back into the fresh joints. The roof around the chimney is protected throughout, and each part of the work is listed on its own line so you can see what the price covers.
Because the roof is already open around the chimney, this is also the natural moment to check the decking and underlayment beside it, and we tell you if any of it looks soft or stained.
Choosing brick for the rebuilt section
Brick size decides whether the new courses line up with the old ones, so it comes first. Color and texture come next. Sound bricks from the section being taken down can sometimes be cleaned and reused, which helps the rebuilt top blend with the rest of the chimney.
New brick beside weathered brick will look different at first, and we say so before ordering. Brick industry guidance recommends judging replacement brick with samples or a mock-up, so you see the options against your own chimney and approve the choice before any is set.
Where the chimney is visible from the street, a wider search for a close match can be worth it, and we tell you how much time a special order is likely to add to the schedule.
What a rebuild estimate should show
A rebuild estimate should read like a plan. Ours shows where the teardown stops, the number of new courses, the brick and mortar, the crown, the flue lining decision, the flashing and cap, and access, each with its own price.
