Chase, chase top and chimney cap
Three parts sit at the top of a chase chimney. The termination cap is the metal fitting on the end of the pipe. The chase top is the metal sheet across the top of the enclosure. The chase is the framed box below both of them.
Water can enter through any of the three, and replacing one does not repair the others. We check all three from the roof and price each on its own line, so you know which part the money is going to.
Firestops and shields inside the chase
Where a factory-built chimney passes through floors, ceilings or an attic, its maker usually requires firestop parts or shields. The DuraTech manual requires a firestop radiation shield at each floor penetration above the support in multistory installations, and an attic insulation shield where an unenclosed chimney passes into an unoccupied space.
Chase repairs often expose these parts. We check that they are present and undamaged, and if one is missing or rusted, we explain what the chimney maker specifies before the wall is closed again.
Siding repairs on the chase
Fiber cement, vinyl and wood siding each need their own installation details at corners, trim and the roof line. Siding set tight against the roofing, open joints at trim and unsealed cut edges all let water behind the finish. Swelling along the bottom edge of each lap and rust streaks from fasteners are the usual clues.
We replace damaged siding to its maker's instructions, repair the sheathing and barrier behind it and match the profile and color as closely as available material allows. Where an exact match is not possible, we tell you before ordering.
New sheathing on the chase walls
Sheathing is the layer of plywood or oriented strand board that stiffens the chase and holds the finish. Once it has been wet for long, it swells, separates into layers and crumbles at the edges.
We replace damaged sheathing in full sheets where we can, fasten it to sound framing and seal the edges at the top of the chase. The barrier and finish then go over a solid, flat surface instead of patched panels. Where the old sheathing was nailed to rotted studs, the framing is repaired first so the new panels have something sound to hold.
