Siding repairs on the chase
Fiber cement, vinyl and wood siding each need their own installation details at corners, trim and the roof line. Siding set tight against the roofing, open joints at trim and unsealed cut edges all let water behind the finish. Swelling along the bottom edge of each lap and rust streaks from fasteners are the usual clues.
We replace damaged siding to its maker's instructions, repair the sheathing and barrier behind it and match the profile and color as closely as available material allows. Where an exact match is not possible, we tell you before ordering.
Caulk is not a chase repair
Sealant has a place in chase work, at screw heads, trim joints and the storm collar. Used as the whole repair, it hides problems. The Brick Industry Association's chimney guidance makes the same point, noting that caulking is often treated as a way to hide poor workmanship when it should be detailed with the same care as the rest of the structure.
We use sealant where the details call for it and repair the parts it was covering for. A bead of caulk over a rotted seam may look fine for a season while the wood behind it keeps getting worse.
Stains inside near the fireplace
Water that gets into a chase often ends up inside the house. It runs down the framing to the top of the fireplace, the wall beside it or the ceiling below the chase, and shows up as a stain or a damp smell after rain.
An indoor stain does not tell you where the water entered. We follow it back up through the chase to the entry point, whether that is the top, a seam or the roof flashing, before quoting a repair.
Keeping an open chase dry
Rainy-season work on an open chase needs protection. A storm can build between one step of the job and the next, and water on bare framing or new sheathing sets the work back.
We cover open areas at the end of each day and whenever rain threatens. If the weather forces a pause, we tell you and pick up the work as soon as conditions allow. Materials waiting to go in are kept covered and off the roof surface.
