What we check on the chimney top
A crown inspection covers the surface, the edges and the overhang, the slope and any low spots, the joint around each flue, the liner projection, the drip under the edge and the top courses of brick. We also look at the cap and the flashing while we are up there.
Each repair option comes with a plain explanation and its own written price. The inspection is free, and nothing starts until you approve the work. If the crown is sound, we tell you that too, so you do not pay for work the chimney does not need.
Leave the crown to us
A cracked crown can shed pieces without warning, and the roof around a chimney is steep, hot and often slick. Pulling at loose concrete or pouring sealer onto the crown from a ladder can make the problem worse and put you at risk.
Keep people and pets away from where pieces are falling, and tell us what you have seen from the ground. We bring the right access equipment and assess the crown from the roof. If a piece has already fallen near a door or walkway, keep that area closed off until we have looked at the crown.

Crown cracks are a frequent item on home inspection reports, usually described in a sentence or two with a recommendation to have a chimney professional evaluate them. That leaves buyers and sellers unsure how big the job really is.

A yearly look at the chimney top
Under NFPA 211, the national standard for chimneys and fireplaces, a chimney should get an inspection every year. The crown gains a lot from that check, because small cracks are simple to seal and large ones are not.
A yearly look catches hardened sealant, new hairline cracks and edge damage while they are still minor. We can combine it with a sweep or a cap check on the same visit, each priced separately. A crack that has grown between two yearly visits tells us more than a single look ever could.
