Clay tile, the usual masonry flue lining
Most masonry chimneys are lined with square or rectangular clay tiles stacked with mortar joints between them. Florida's residential code, in section R1003.11.1, accepts clay flue lining complying with ASTM C315, and the Brick Industry Association advises checking tiles for cracks before they go in, because cracks can let smoke and flue gas leak.

Tile faces flaking away
Clay flue tile can spall, with thin flakes breaking off the inner face after moisture and repeated heating. The flakes collect on the smoke shelf or the damper and are often the first thing a homeowner notices. A spalled face is weaker and rougher, which also makes the flue harder to keep clean.

Chimneys with more than one flue
When one chimney carries two or more flues, section R1003.13 of the Florida residential code separates neighboring liners with a masonry wythe of 4 inches or more, keyed into the chimney walls. When that divider or the linings on either side fail, smoke from one flue can pass into the other.

The cleanout door near the foot of the flue
Section R1003.17 of the Florida code puts a cleanout opening at the foot of each flue in a masonry chimney, no more than 6 inches from its base. A cleanout door that is rusted open, missing or sealed shut lets air, pests or debris in, or makes the base of the flue impossible to reach.
The cleanout is part of the flue inspection, and a new door or seal is priced when it is needed. In Black Hammock, that work is 10% off if you schedule it no later than 72 hours after the inspection.
Cracks from a chimney that has moved
Chimneys can settle or lean slightly as the ground and structure beneath them move. Flue tiles are rigid, so a small movement can crack them across or open the joints on one side. Cracks that line up with outside cracks in the brick often point to movement rather than heat.
