Framing the fireplace opening
The fireplace manual gives the framed opening and the finished cavity depth for each model. One maker asks for the framing across the top to sit above the fireplace's top standoffs, so the header never rests on the unit.

Doors and accessories listed for the fireplace
Gasketed doors are allowed on a factory-built fireplace only when listed for it, the Florida Building Code says, and listed accessories must be installed to their listing. One maker also warns that accessories it has not tested may void its warranty or create a hazard.

Permits before construction
The Florida Building Code asks anyone who plans to build, alter or repair a building to apply to the building official and obtain the required permit first. Fireplace and chimney makers repeat the same advice to check with local building or fire officials. The specific permits, fees and inspection stages are set by the local building department, never by the installer.
Approvals go on the project schedule from the first meeting, and any required inspections are booked around the work. The permit paperwork is filed with the written record of the installation.
Dry, seasoned firewood
The EPA's Burn Wise guidance calls for firewood that is dry and split, seasoned six months or longer and kept outdoors on a raised stack covered only on top. Wet wood burns poorly and leaves more deposits in the chimney.
