Chimney inspections across Altamonte Springs are free, and each finding is explained on site by our family-owned team.
Brick faces and mortar joints
Every face of a masonry chimney gets a look for cracked or flaking brick, open joints, leaning and white mineral deposits. Those deposits show where water has moved through the wall and dried at the surface.
We note where the damage is concentrated and whether it sits at the surface or deeper in the joint. Damage on one face only can point to how rain reaches the chimney, while damage near the roof line can point to the flashing. That tells you whether repointing, brick replacement or a larger repair is worth pricing, and in what order the work makes sense.
Firebox walls and floor
A masonry firebox is lined with firebrick, and a factory-built fireplace uses refractory panels. We look for cracked brick, missing mortar, loose panels and gaps where the firebox meets the hearth.
Small cracks can often be repaired, while a panel that has broken through or a wall that has lost its mortar may need replacement. For a factory-built unit, the maker's instructions decide what counts as acceptable wear on a panel. We explain which condition you have and whether the fireplace should be used before the repair is done.
Inspection, cleaning and repair are separate
An inspection finds and explains conditions. A sweep removes deposits, and a repair changes damaged material. The three can happen on the same day, but they are different jobs with different prices.
The inspection is free. If a sweep or a repair is recommended, it appears in a written estimate on its own line, with the reason it is recommended. Nothing proceeds until you approve it, and you are welcome to take time to decide. If you do go ahead in the 72-hour window after the inspection, the work is 10% off.
Getting the house ready for the visit
Keep the fireplace unused for a day before the visit so the firebox is cool. Clear a path to the fireplace and move anything fragile from the mantel and hearth.
If you have the owner's manual, earlier reports or receipts for chimney work, set them out. Tell us about locked gates, pets and roof access when you book. There is no need to take anything apart or to clean the fireplace first, since the ash and deposits help show how it has been used.
