Tying the roof flashing into the new brick
The flashing where a chimney meets the roof has two layers: base or step flashing woven into the roofing, and counterflashing let into the masonry and turned down over it. On a rebuild, the slot for the counterflashing is built into the fresh joints.
Rebuilding and reflashing therefore belong in one plan. New brick with old, reused flashing leaves the weakest joint in the wrong place, and fresh flashing cut into a chimney that is about to come down is wasted money. We schedule the two together and agree with your roofer, if you have one, on who finishes each layer.
Sealant alone along the top edge of flashing is a short-term fix. On a rebuilt chimney the counterflashing sits in a mortar joint or a cut slot, where it stays tight far longer.
Permits and inspections for a rebuild
A chimney rebuild is structural work, and it may need a building permit and inspections depending on the scope and where you live. The local building department decides what applies to your project.
We tell you what we expect the job to require when we write the estimate, and we build the time for any permit and inspection steps into the schedule. If the rules for your address call for drawings or an engineer's letter, we explain that before work is booked, so the start date you plan around is a real one.
Where a permit applies, we plan the stages of the work so any required inspection can happen at the right point without leaving the chimney open longer than necessary.
Partial or full rebuild
Most rebuilds are partial: the top section comes down to sound masonry and goes back up new. A full rebuild, taking the chimney down to or near its base, is a much larger job and is proposed only when the damage or movement runs that deep.

If a partial rebuild would leave an unsound section below, we tell you, and if a smaller masonry repair would still hold, we tell you that too. The choice is yours, made with the full picture and the price of each option in writing.
