Clay tile or a listed metal liner
A rebuild opens a decision about the flue. Reset clay tile suits many masonry fireplaces, while a lining system listed to UL 1777, such as a stainless liner, is another option the Florida Building Code, Residential, accepts.
The right choice depends on what burns below, the size and shape of the flue and how much of the old lining is sound. We explain the options for your chimney and price them separately, so the masonry rebuild and the lining decision can each be judged on their own. If the fireplace or stove is changing too, tell us early, since the liner has to suit the appliance it serves.
Whichever lining you choose, it is carried up through the rebuilt courses and finished at the top so the crown, the liner and the cap work together as one detail.
Keeping wood framing away from the masonry
Masonry chimneys need a gap between the brick and any combustible framing. The Florida Building Code, Residential, calls for an airspace of 2 inches or more when the chimney sits inside the house or within an exterior wall, and 1 inch or more when it stands entirely outside, including where it passes a soffit or cornice.
Where the chimney passes floors and ceilings, that space is closed with noncombustible fireblocking. A rebuild that reaches the attic or the roof framing restores those gaps and firestops, and anything we find touching the masonry is written up before the new brick goes in.
A rebuild is also a chance to find wood that was built too close years ago, such as blocking or a rafter resting against the brick, and we plan the correction with you.
Records you keep after the rebuild
When the job is finished, you get a written record of what was rebuilt: where the new work starts, the materials used, the flue lining and the cap. Keep it with your house papers.
That record helps with future inspections, a home sale or later work on the roof, because the next person can see what was done and when. It also sets out what our workmanship warranty covers, so you know exactly what we stand behind. If anything changes on the rebuilt chimney later, call us with the details and we will come and look.
The record also notes the date the fireplace was cleared for use again, which is useful if the chimney is looked at later by a home inspector or another contractor.
