Counterflashing set into the masonry
Counterflashing covers the top edge of the base flashing. It is set into a mortar joint cut in the brick and laps down over the base flashing, so water on the chimney face cannot run behind it.
Counterflashing that was only glued to the face of the brick pulls away as the sealant ages. Our team cuts a proper slot into the joint, sets the new metal and seals it with mortar or a suitable sealant. The Brick Industry Association describes this detail for brick chimneys, and it outlasts a surface patch.
Crickets behind wide chimneys
On the uphill side of a wide chimney, a cricket divides the flow of water and sends it around the chimney. The Florida Building Code requires a cricket on any chimney wider than 30 inches, measured parallel to the ridge, that does not meet the ridge.
Without a cricket, leaves collect and water backs up against the flashing in heavy rain. Adding one involves framing, roofing and flashing work, so we explain how that work would be coordinated and what each part would cost before anything is scheduled.

When the permanent repair cannot happen right away, a temporary cover can close the flue top until repair day. The cover and the repair are priced separately, and you approve each one before the work is done.
Water reaching the hearth and floor
Water that runs down the inside of the chimney can reach the hearth and the flooring in front of it. Grout lines darken, tiles loosen and wood flooring can cup near the fireplace.
We note this damage during the inspection and tell you whether it is still wet. The chimney repair stops the source, and any flooring repair is named separately in the estimate so it can be scheduled once the area has dried.
