How we replace a chase cover in Gabriella

Measuring a chase that is rarely square

Framed chases are built on site, and few of them finish perfectly square. A cover ordered from nominal dimensions can bind on one side and leave a gap on another. We measure each face at the top, check the diagonals and record where the pipe sits relative to the edges. Our specialists also note the siding at the top edge, because the turndown has to lap over it cleanly on every face.

The new cover is fabricated to those numbers, with the collar placed over the actual pipe position. You see the measurements and the proposed metal on the written estimate before fabrication starts.

Clearing old tar, tape and caulk

Older covers often carry layers of roofing cement, tape or caulk from past attempts to stop a leak. Those patches trap water at their edges and hide the state of the metal beneath, and they make it hard to tell where the water was really getting in.

The patches come off with the old cover, and the top of the chase is cleaned before the new cover is set. The replacement keeps water out with its shape, collar and drip edge, with sealant used only at the seams and joints the instructions name.

When a home inspection flags the chase top

Home inspectors frequently note rusted or damaged chase covers because the streaks are easy to see from the ground. A line in a report is a starting point. It does not say what the repair involves or whether the deck below has been affected.

Replacing a chase cover means working at the top of the chase, often above a pitched roof. Our crew sets up ladders suited to the roof, protects shingles and gutters around the chase and keeps the area below clear while the old cover comes off. If the roof is too steep or fragile for safe access, we tell you what that means for the job before scheduling it.
